Reporting directly to the Executive Director of Master Planned Communities and interacting with the rest of the master planned community team at Provident, your job functions will include entitlements, market research, negotiation, and organization of project documents, underwriting, deal structure, management of project schedule and budget, oversight of construction managers and other consultants, and interaction with banks and equity partners. Must have the ability to solve real-time project hurdles and problems by acting quickly and thinking creatively.
As a Land Development Director, you will lead and oversee land development projects from pre-acquisition, all the way to completion. You will manage project teams, coordinate with various consultants, and ensure that all aspects of land development are executed efficiently to maximize the value of the project.
- Budget and Schedule Management: Develop and manage project budgets, schedules, and resources to ensure timely and cost-effective project completion.
- Facilitate debt and equity needs to capitalize a project and run point with capital partners.
- Work closely with the Construction Managers to deliver completed, ready-to-build home sites.
- Oversee and manage all aspects of 1-3 projects within the Master Planned Communities land development program depending on the size and scope of the projects and experience of the candidate.
- Represent the firm in various public meetings or hearings, determine scope of work and project priorities, establish and maintain project schedules, and prepare and finalize regular updates for senior management.
- Work closely with associate and/or analyst level team members to achieve project goals.
- Risk Management: Identify project risks, think strategically about how to mitigate these risks, and be able to assess situational risk to make decisive decisions to drive the project forward.
- Team Engagement and Management: Act as the primary point of contact for all stakeholder’s and consultants, determining their role in the project, managing expectations, and ensure high levels effectiveness in driving the project forward.
- Project Leadership: Manage and lead land development projects, ensuring successful delivery in line with leadership requirements and company expectations. Take full responsibility and ownership of all aspects of development, keeping the project goals at the forefront of all decision making.
- Planning and Coordination: Oversee project planning (or implementing leadership’s directives), including site assessments, managing entitlements, assembling project business plan, and readying the project for development. These things are “front-end” value creation, which includes being the face of projects with various municipalities.
- Oversee the entitlements process, including site feasibility, zoning / re-zoning, district creation, legal agreements, scheduling and budgeting.
- Negotiate builder lot contracts and negotiate other transactions with market participants.
- Oversee and direct construction managers to implement field work including erosion control, grading, wet utilities, dry utilities, paving, sidewalks, landscaping, hardscaping, amenities. Handle platting, permit approvals, and coordination with municipalities.
