Building Operator

Description

The role involves maintaining building systems, coordinating inspections, managing work orders, and ensuring compliance with safety and contractual requirements.

• Monitor property cleanliness and resolve issues with tenants or contractors.
• Assist Operations/Property Manager in procuring supplies and services (HVAC, maintenance, inventory).
• Maintain building systems and physical assets, following operating procedures.
• Conduct property and construction inspections, reporting findings.
• Complete tenant work orders within 24 hours and verify satisfaction.
• Perform monthly preventive maintenance on mechanical systems and document inspections.
• Participate in on‑call rotation and support multiple locations as needed.
• Ensure compliance with service contracts, building and fire codes, WHMIS, and safety regulations.
• Conduct vacant‑unit inspections and condition reports.
• Record monthly utility meter readings.
• Contribute to the Life Safety Emergency Plan.

Requirements

Candidates must have at least five years of real‑estate operations experience and relevant technical certifications. Proficiency with building automation, strong communication, and problem‑solving abilities are essential.

• Minimum 5 years’ experience in real estate operations.
• Building Environmental Systems Diploma or 4th Class Engineering Certificate (preferred).
• Proficiency with building automation systems and pneumatic controls.
• Strong communication, interpersonal, and organizational skills.
• Ability to respond promptly on call and resolve issues.
• Problem‑solving skills with keen attention to detail.
