The General Manager holds full responsibility for the property’s operations and profit and loss, overseeing staffing, administration, accounting, marketing, leasing, maintenance, capital improvements, and resident services. Success is measured by high productivity, reliable attendance, and strong commitment to internal and external customers, while representing the company professionally.
Key duties include hiring, training, mentoring, and supervising the property team; managing schedules and addressing performance or attendance issues; maintaining leasing and marketing programs, participating in tours and presentations; handling resident complaints, roommate conflicts, and lease violations; inspecting units and common areas, tracking maintenance requests, and coordinating turn‑overs; and controlling the budget, expenses, and resident accounts to maximize net operating income.
Minimum qualifications include a state leasing license (or ability to obtain one), understanding of campus housing, proficiency with MS Office and social media, excellent communication and customer‑service skills, and demonstrated leadership. Desired skills include knowledge of Entrata and prior experience in student or on‑campus housing.
The work schedule is typically 9 am‑6 pm Monday‑Friday, with occasional extended hours or weekends as needed. The role requires the ability to remain stationary for long periods, occasional lifting of up to 30 lb, and travel locally or overnight. The role reports to the Regional Property Manager and may have direct reports. Travel up to 25 % of the time may be required.
