We are seeking a high-performing Project Marketing Manager to lead the marketing strategy and execution for new development projects across our growing portfolio. This is a commercially significant role, your work will directly influence sales volume, price realisation, brand equity and project success.
Lead end-to-end project marketing
Deliver integrated campaigns
- Collaborate with Development and Sales leaders to align marketing and project objectives
- Shape go-to-market strategy, including pricing considerations, messaging and local area activation
- Oversee media, digital, CRM, creative and content execution to drive funnel performance
- Analyse campaign results and convert insights into actionable improvements
- Define positioning, key value propositions and differentiators for each project
- Develop full-cycle marketing plans for new development projects, grounded in catchment, competitor and customer insight
- Use data and KPIs to refine, optimise and continually improve campaign performance
- Can manage creative, media and research partners to deliver high-quality work
- Brief and manage creative and media agencies, ensuring high-quality output and strong ROI
- Track performance against key metrics including brand, funnel, reservations and settlements
- Maintain marketing data quality and compliance within Salesforce
- Contribute to Levande’s broader brand and customer initiatives, including local area marketing and customer-of-the-future programs
- Lead paid, owned and earned channel activity, with accountability for campaign investment and effectiveness
- Influence decisions across product, pricing, customer experience and launch planning

- Know how to build and execute integrated campaigns that drive genuine commercial uplift
- 5+ years of end-to-end marketing experience, ideally in: Retirement living or over-55s communities; Residential property development; Project marketing agencies; or Masterplanned communities or other high-involvement consumer categories
- A proactive, accountable working style with strong execution discipline
- Degree in Marketing or equivalent experience
- Bring a proactive, outcome-focused mindset with strong stakeholder engagement capability
- Experience developing marketing campaigns for new developments or local area marketing
- Familiarity with Salesforce and/or Salesforce Marketing Cloud
- Can diagnose local markets, competitors and customer segments with confidence
- Proven success delivering integrated campaigns that drive measurable commercial results
- Experience managing creative and media agencies to deliver sophisticated campaign programs
- Strong planning and analytical skills, with the ability to turn insight into strategy
- Demonstrated commercial acumen and experience managing marketing investment
- Are comfortable owning the marketing strategy for multiple development projects
- Excellent communication and senior stakeholder engagement capability
