Professional interaction with operations team members, monitoring subcontractor activities, and assisting craft technicians in other facility maintenance trades rounds out your collaborative responsibilities.
Safety protocols are paramount throughout all activities. You'll consistently apply lock out/tag out processes to isolate equipment before maintenance work, comply with all Environmental, Safety and Health programs, and maintain JLL's safety culture standards.
Operate high-pressure steam and hot water boilers in full compliance with manufacturer recommendations and applicable permits and regulations.
Start and stop equipment to follow site heating and cooling load demands using building automation systems will be routine, including maintaining proper salt levels in brine tanks (requires lifting 50-pound bags).
Perform scheduled preventative maintenance on utilities equipment and troubleshoot system issues as they arise, determining whether repairs can be handled internally or require outside contractor services.
Conduct water testing and treatment for boilers and chilled water systems, ensuring compliance with the site water safety management plan. All maintenance activities, equipment readings, building rounds, engineering logs, and incident reports must be documented accurately.
Monitor building automation systems to ensure proper operation of boiler and chiller plants as well as air-handling equipment.
Monitor fuel storage systems and maintain usage logs for various utilities in compliance with applicable regulations.
Control room operations require immediate response and corrective action to alarm conditions on a 24-hour, 7-day basis with backup support available.
