Description

• Oversee all service operations to meet operational goals.
• Complete work orders, including repairs/replacements of appliances, plumbing, HVAC, and electrical systems.
• Provide quality customer service to prospective and existing residents.
• Train and develop maintenance team members.
• Provide performance feedback and recommendations to the Property Manager.
• Assist in recruiting and interviewing maintenance staff.
• Organize the maintenance shop and maintain property appearance.
• Research and evaluate maintenance products and supplies.
• Schedule and supervise in‑house and vendor work.
• Manage work orders and ensure timely completion.
• Control inventory, ordering, and delivery of supplies and equipment.
• Maintain a safe, OSHA‑compliant environment.
• Oversee unit turnovers and renovations within target timelines.
• Conduct move‑out walkthroughs with the leasing team to assess damage and determine repairs.

Requirements

The role requires physical ability to walk, stand, sit, and climb stairs for office work, apartment inspections, and sales tours. Employees must be capable of lifting or carrying items ranging from less than 25 lb constantly to up to 50 lb occasionally, with the majority of time spent walking and climbing.

Applicants must pass a background and reference check prior to their first day to verify employment eligibility.

• Require at least 8 years of general maintenance experience, including 3 years in the apartment industry.
• Must have management experience and EPA Universal certification.
• Possess trade skills (plumbing, electrical, HVAC, drywall, etc.); licensing preferred.
• Tech‑savvy with proficiency in computer software.
• Must own a tool kit, live within 30 minutes of the property, and have dependable transportation.
• Available for rotating on‑call schedule and able to lift/carry up to 50 lb.
