Prioritize and assign work orders, ensuring response and completion goals are consistently met.
Establish emergency on-call procedures and participate in on-call rotations as needed.
Manage maintenance operations within the property's approved budget, with a focus on maximizing cash flow and adhering to purchasing guidelines.
Perform and oversee regular property inspections, ensuring the community remains in excellent condition.
Ensure all maintenance activities align with company standards and contribute to a positive living environment.
Develop and implement comprehensive preventive maintenance programs for buildings, systems, and equipment.
Operate a company, personal, or rental vehicle for work-related responsibilities depending on needs.
Ensure your team remains fully trained, certified, and compliant with all company and safety requirements.
Support resident retention efforts through quick, high-quality service delivery.
Conduct safety meetings, ensure OSHA and all regulatory compliance, and correct unsafe conditions promptly.
Review, approve, and submit purchase orders and invoices according to company guidelines.
Maintain accurate documentation for inspections, equipment servicing, and preventive maintenance activities.
Participate in all aspects of property maintenance: grounds, custodial, corrective, deferred, and emergency work.
Oversee the make-ready process for vacant units and ensure top-quality turnover standards.
Provide strong day-to-day leadership, technical direction, and mentorship.
Manage all company-owned tools and equipment, including maintenance, inspections, and tracking.
Recruit, hire, train, coach, and evaluate maintenance staff; manage performance up to and including termination when necessary.
Assist with annual and semi-annual compliance inspections alongside the Community Director.
Manage vendor relationships, contracts, scheduling, and compliance.

Experience managing teams (highly preferred).
Valid in-state driver’s license (required)
Service-oriented attitude with exceptional communication and interpersonal skills.
Strong leadership with the ability to motivate, delegate, and develop a team.
OSHA-10 Certification (required)
Willing to work occasional on-call shifts.
Excellent organizational and multitasking skills in a fast-paced environment.
OR equivalent hands-on experience in multi-unit residential or public-use building maintenance (required).
Ability to perform physical work and lift 50 lbs regularly (and more occasionally).
Bachelor’s degree in Business Administration, Engineering, Construction Management, or related field (preferred).
5+ years of building maintenance experience (required).
Comfortable working outdoors in all weather conditions.
Self-motivated, detail-oriented, and able to prioritize effectively.
Strong technical skills in electrical, HVAC, plumbing, carpentry, and general building maintenance.
