This role coordinates the community’s marketing, leasing, and renewal strategies for a garden‑stage lease‑up property of 273 units, working Monday‑Friday with rotating weekends, to achieve occupancy, revenue, and resident‑retention goals. It involves all activities related to leasing new residents, ensuring resident satisfaction, and securing lease renewals.
- Perform all sales and leasing activities to meet revenue and occupancy goals, including prospect greeting, tours, applications, credit checks, lease preparation, and move‑in coordination.
- Inspect apartments before move‑in, ensure they are ready, and coordinate any required maintenance.
- Monitor market and competitor conditions, develop short‑ and long‑term marketing plans, and apply concessions or specials to boost occupancy.
- Design and execute marketing initiatives such as resident referral, employer outreach, and online advertising (Craigslist, Facebook, email) to drive traffic.
- Utilize property management software (OneSite, Yardi, etc.) to track availability, record leasing activity, manage resident/prospect data, and capture demographics.
- Ensure show units and marketing corridors meet quality standards through daily inspections, maintenance coordination, merchandising, and office preparation.
- Follow up with prospects and new residents via email, thank‑you notes, cards, or calls to secure lease decisions and renewals.
- Manage lease renewal program by preparing renewal packages, contacting residents before move‑out, and securing signed documents promptly.
- Respond promptly and courteously to resident and owner inquiries, resolve issues, and document requests for appropriate staff.
- Maintain a valid driver’s license to operate a golf cart on the property.

Physical demands include standing, walking, bending, climbing ladders, and lifting up to 25 lb independently or 50 lb with assistance, while working inside and outside in all weather conditions. The hourly wage ranges from $21.00 to $23.00 and may include quarterly or annual bonuses based on performance.
