The Leasing Specialist coordinates marketing, leasing, and renewal strategies to meet occupancy, revenue, and resident‑retention goals. This role works on a stabilized garden‑style community with 446 units, following a Monday‑Friday schedule with rotating weekends. Responsibilities include all leasing activities, resident satisfaction, and lease renewal support.
- Perform all sales and leasing activities to meet revenue and occupancy goals, including greeting prospects, tours, applications, credit checks, lease preparation, and move‑in coordination.
- Inspect apartments before move‑in, ensure readiness, and coordinate any needed maintenance.
- Monitor market and competitor conditions, develop short‑ and long‑term marketing plans, and follow concession policies to boost occupancy.
- Design and execute marketing initiatives such as referral programs, employer outreach, and online advertising (Craigslist, Facebook, email, etc.).
- Use property management software (OneSite, Yardi, etc.) to track availability, record traffic, manage resident data, and capture demographics.
- Ensure show units and marketing corridor meet company standards through daily inspections, merchandising, and coordinating maintenance.
- Follow up with prospects and new residents via email, thank‑you notes, calls, or cards to confirm leasing decisions.
- Support lease renewal program by preparing renewal letters, meeting with residents before move‑out, and ensuring timely signing.
- Respond promptly and courteously to resident and owner inquiries, resolve problems, and document requests to appropriate staff.

The position requires the ability to stand, walk, and lift up to 25 lb independently (or 50 lb with assistance), and to work in all weather conditions. Occasional travel may be needed for training or to assist other properties, and the employee must be flexible to take call during evenings, weekends, and holidays. The hourly wage range is $20.00–$22.00, with eligibility for bonus programs based on performance.
