The Maintenance Supervisor leads all maintenance operations for a community, working with the Community Manager to oversee staff, vendors, service requests, preventative programs, safety compliance, and resident satisfaction.
- Ensure daily on‑site attendance and respond promptly to resident and management work orders.
- Inspect common areas, grounds, and units daily to identify and correct hazardous conditions.
- Coordinate, schedule, and complete repairs and replacements for community common areas and individual units.
- Manage maintenance supplies inventory within budget and maintain a well‑stocked, OSHA‑compliant shop.
- Develop and execute a preventative maintenance program to extend property life and reduce future repairs.
- Maintain accurate records of service requests, EPA/OSHA compliance, preventative tasks, and work‑in‑progress status.
- Participate in unit inspections, on‑call emergency response, and overall community upkeep.
- Supervise, train, schedule, and evaluate maintenance staff, providing coaching and ongoing performance feedback.
- Promote safe work practices through hazard communications and compliance with OSHA standards.
- Deliver high‑quality customer service, monitor request turnaround times, and uphold consistent resident interactions.
- Represent the community positively to achieve property objectives and public recognition.
- Enforce community policies as delegated by the supervisor.

- Require High School Diploma or equivalent, EPA & CPO certification (HVAC preferred), basic computer skills, and knowledge of Fair Housing Laws and OSHA regulations.
- Must be able to perform physical tasks including lifting 100+ lb objects, working in confined spaces, and operating power tools; availability for overtime, weekends, and night on‑call emergencies.
- Possess reliable transportation for emergency response.
