Development Manager, Self Storage

Description

The Development Manager is responsible for overseeing the full lifecycle of self-storage development projects, from site identification and feasibility analysis through entitlements, design, construction, and stabilization. This role works cross-functionally with acquisitions, design, construction, capital markets, and operations to deliver high-quality, profitable self-storage assets aligned with the company’s growth strategy.

• Manage architects, civil engineers, structural engineers, and specialty consultants.
• Partner with acquisitions to evaluate potential development sites and expansion opportunities.
• Develop and maintain project schedules, budgets, and critical path milestones.
• Conduct feasibility analyses, including market studies, demand/supply analysis, unit mix optimization, and rent assumptions.
• Oversee due diligence activities including surveys, environmental reports, geotechnical studies, and title review.
• Coordinate public hearings, rezoning efforts, variances, and permit approvals.
• Manage self-storage development projects from concept through certificate of occupancy and stabilization.
• Track development budgets, cash flows, and funding requirements.
• Assist with lender and investor reporting during development.
• Coordinate with internal teams and external consultants to ensure projects are delivered on time and within budget.
• Prepare development pro formas and sensitivity analyses to support investment decisions.
• Manage relationships with planners, zoning attorneys, engineers, and local officials.
• Support financing activities by preparing development narratives, budgets, and schedules.
• Lead zoning, land use, and entitlement processes with municipalities and governing agencies.
• Coordinate closely with the construction team to monitor costs, change orders, and schedule compliance.
• Oversee building design, site layout, unit mix, and amenity programming specific to self-storage operations.

Requirements

• Bachelor’s degree in Real Estate, Finance, Construction Management, Engineering, or related field.
• 5+ years of experience in real estate development, with a strong preference for self-storage, industrial, or light commercial assets.
• Strong understanding of zoning, entitlements, and permitting processes.
• Proficiency in financial modeling and development pro formas.
• Ability to manage multiple projects simultaneously in a fast-paced environment.
• Excellent communication, negotiation, and organizational skills.
• Proven experience managing ground-up development projects.
