This is a high-impact leadership role for an execution-driven professional who thrives in fast-paced, high-standard environments. The Project Director will oversee the end-to-end lifecycle of projects—from planning and design coordination to construction, interiors, finishing, and handover.
- Champion an uncompromising focus on finishing and detailing, inspired by luxury residences and hospitality benchmarks.
- Manage contract negotiations and navigate fragmented supply chains.
- Directly lead and integrate three critical teams: Project Management, Construction Management, and Interior Design.
- Oversee project budgets, billing, and cost controls for all streams (civil, interiors, construction).
- Proactively mitigate risks, cost escalations, and delays without compromising delivery.
- Foster a culture of ownership, precision, and uncompromising quality across teams.
- Lead the integration of Project Management, Construction, and Interior Design into a single execution powerhouse.
- Lead and oversee all phases of luxury villa and bungalow projects, from design integration to construction and interiors.
- Ensure every structural, architectural, and interior element meets international standards of luxury and functionality.
- Drive value engineering to optimize costs without diluting design or finish.
- Ensure seamless alignment between Sales, Architecture, Construction, and Interior Design stakeholders.
- Shape India’s most prestigious luxury homes where quality, aesthetics, and functionality are never compromised.
- Provide mentorship and hands-on guidance, with direct involvement in problem solving.
- Build and maintain strong working relationships with consultants, vendors, and contractors to guarantee seamless execution.
- Resolve execution challenges swiftly while safeguarding luxury standards.
- Collaborate with top-tier consultants, artisans, and stakeholders.
- Collaborate closely with the COO, Central Planning, Analysis & Support cell and leadership team on strategy, priorities, and execution pipelines.
- Develop and manage detailed project plans to ensure precision, quality, and timely execution.
- Personally monitor site progress through daily visits, snagging, and finishing inspections.
- Deliver landmark projects in Goa, Alibaug, Kasauli, and other premium destinations.
- Set clear goals, ensure accountability, and align teams around delivery excellence.
- Take ownership of on-ground issues, resolving them decisively.

This is not a desk-bound role. It requires extensive site presence, hands-on problem solving, and a zero-tolerance approach to anything less than perfection in quality, aesthetics, and functionality.
- Location: Mumbai (with extensive travel to Alibaug, Goa, Kasauli, and other project sites)
- High proficiency in construction finance, billing, and contract negotiations.
- Strong technical and managerial expertise across project management, construction, and interiors.
- Thrive in a culture that values speed, creativity, and uncompromising execution.
- Hands-on leadership style with deep involvement in finishing and detailing.
- Exceptional problem-solving and decision-making ability under pressure.
- 15+ years of experience in Project & Construction Management, with at least 5 years in luxury projects.
- Bachelor’s degree in Civil Engineering (B.E. Civil) or equivalent.
- Excellent interpersonal skills to engage effectively with consultants, vendors, and high-profile stakeholders.
- Comfortable in unstructured environments and with fragmented supply chains.
- Willingness to be site-focused, with extensive travel and on-ground presence.
- Prior experience in luxury residential or hospitality (villas, resorts, high-end hotels, malls) strongly preferred.
- Ability to thrive while managing fewer but highly complex, high-value projects.
- Experience in Villa/Luxury Real Estate Industry:
- ideally below 45 years.
