The Maintenance Supervisor ensures that buildings, grounds, amenities and common areas meet RangeWater’s standards for cleanliness, safety and functionality. This role oversees technical and mechanical work, manages the maintenance team, and coordinates the “Make Ready” process from start to finish.
- Manage and lead the maintenance team, including hiring, training, and evaluations
- Oversee entire “Make Ready” process in accordance with company policies
- Diagnose and repair resident service requests and routine property upkeep
- Inspect work performed by staff, contractors, and vendors for quality and compliance
- Maintain inventory of spare parts, order supplies, and assist Community Manager with budgeting
- Implement cost‑cutting measures by repairing rather than replacing parts
- Complete monthly preventative maintenance procedures per policy
- Conduct safety meetings, document inspections, and ensure regulatory compliance
- Resolve resident complaints and uphold high customer service standards

Candidates must have a high school diploma or GED, 1‑3 years of supervisory experience in apartment maintenance, and knowledge of OSHA, MSDS and EPA refrigerant certifications. A valid driver’s license, physical ability to lift and move equipment, and proficiency with property-management software are also required.

- 1‑3 years supervisory experience in apartment maintenance
- Knowledge of OSHA standards, MSDS regulations, and EPA refrigerant certifications (Type I & II or Universal)
- Valid driver’s license and required state/local certifications (Certified Pool Operator or Spa and Pool Operator)
- Physical ability to lift 20 lb unassisted and 50 lb with assistance; ability to stand, walk, climb, stoop, and squat
- Proficiency with internet, word processing, spreadsheets, databases, and property‑management software (Entrata, Yardi, OneSite)
