The Operating Engineer S3 – Critical Environments role focuses on operating, maintaining, troubleshooting, and repairing facility equipment across electrical, HVAC, piping/plumbing, and central utility plant systems. Candidates must demonstrate technical expertise in at least one craft area and be multi‑skilled in others to complete daily and weekly work assignments.
Key duties include maintaining 100% uptime of data‑center systems such as fire/life safety, mechanical (HVAC, chillers, CRAC, plumbing, controls), electrical (UPS, ATS, STS, PDU, generators, switchgear, transformers) and hot‑water systems. The engineer monitors and adjusts refrigeration, chilled water, air‑conditioning equipment, boilers, pumps, valves and filters, records readings, responds to building‑management alarms, analyzes problems, and takes corrective action while complying with hazardous‑material policies and keeping the workplace clean. Work‑order management involves CMMS, vendor coordination, and handling customer‑facing tickets, along with adherence to emergency escalation procedures.
Minimum qualifications are a high school diploma or GED and at least four years of related experience with systems, emergency generators, and switchgears. Candidates must possess strong verbal and written communication skills, be able to read and interpret safety rules, operating manuals, technical procedures, and governmental codes, and write routine reports and correspondence. Professional interaction with tenants and contractors and proficiency in Microsoft Word, Excel, Outlook, and Access are required.
Preferred experience includes familiarity with Corrigo, MCIM/Salesforce, Zendesk, ServiceNow, and hands‑on work in a data‑center or critical facility environment, especially with UPS systems.
Physical requirements involve frequent walking in a campus‑like setting, climbing, bending, kneeling, lifting at least 50 lb, navigating rooftops, and using ladders up to 30 ft. The role may require working varied schedules, holidays, and responding to site emergencies.
