The Property Manager role oversees daily operations of an assigned property, directing team members, activities, and resources to meet budgeted financial and operational goals while complying with company policies, Fair Housing, ADA, and other regulations. Responsibilities include budgeting, rent collection, vendor management, lease enforcement, resident satisfaction, property inspections, staff supervision, and owner relations.
- Provide input into budget development by analyzing financial statements, marketing data, and operational reports.
- Set rent rates, ensure timely collection and deposits, and prepare monthly financial status reports to meet revenue targets.
- Approve vendor invoices after reconciling work performed, verifying insurance certificates, coding charges, and coordinating communications.
- Control expenditures within the approved budget and manage the petty cash fund.
- Oversee lease enforcement: approve applications, discounts, renewals, conduct inspections, issue notices, handle evictions, and collect late fees.
- Establish relationships with housing and student affairs officials, develop policies, communicate with university representatives, and ensure compliance.
- Analyze market and economic trends and implement short‑ and long‑range marketing and leasing strategies to achieve occupancy and revenue goals.
- Promote resident satisfaction and retention by responding promptly to complaints, questions, and service requests.
- Conduct regular property inspections to ensure safety, cleanliness, and overall appeal of the property, grounds, and amenities.
- Supervise property staff through interviewing, hiring, orienting, training, and performance management in line with company policies.
- Assist in managing client/owner relationships by meeting owners, providing property tours, delivering performance updates, and addressing owner requests.

Physical demands require the ability to stand, walk, bend, climb ladders, and lift up to 25 lb independently (or 50 lb with assistance) in all weather conditions. The position may involve occasional travel and a flexible schedule that includes on‑call duties during evenings, weekends, and holidays.
Benefits
The salary range for this position is $100,000‑$110,000, with additional compensation based on experience, performance, and location.
