The Groundskeeper/Property Monitor is responsible for maintaining all common areas and grounds in a clean, attractive, and inspection‑ready condition. Duties include daily inspections of public spaces, trash removal and compactor operation, monthly landscaping walks, pool and spa chemical testing, cleaning of grills, picnic areas, breezeways, and building entrances, snow and ice removal, and assisting the Service Manager with various maintenance tasks while securing equipment each night.
Customer service responsibilities require wearing a clean, neat uniform at all times, presenting a professional appearance, communicating with residents and prospects according to PAC standards, handling complaints promptly (typically within 24 hours), delivering newsletters and correspondence, and coordinating and cleaning up after resident events as directed by the General Manager.
The role involves significant physical exertion, such as moving appliances weighing 75 to over 300 lb using a hand‑truck up to three flights of stairs, relocating commercial laundry machines, transporting furniture and building materials, servicing special equipment like exercise machines, gas grills, golf carts, and security gates, and installing lighting or ceiling fans using step ladders.
Applicants must possess a valid driver’s license free from major moving violations and have dependable transportation. Physical capabilities required include using various hand tools and test equipment, bending, stooping, kneeling for extended periods, lifting up to 50 lb, pushing/pulling up to 300 lb on wheels, climbing ladders up to 40 ft, and operating a hand‑truck or company vehicles.
