The technician prepares vacant units, performs routine and emergency maintenance, and keeps common areas, pools, and amenities safe and operational. On‑call duty may be required to address after‑hour emergencies.
- Prepare make‑ready apartments (paint, carpet repair, cleaning, general repairs, housekeeping).
- Respond promptly to resident service requests with a professional attitude.
- Perform maintenance on plumbing, HVAC, basic electrical, carpentry, painting, and snow removal.
- Maintain grounds, pools/hot tubs, common areas, and dog park amenities clean, operational, and safe.
- Provide on‑call coverage for after‑hour emergencies as needed.
- Report maintenance issues in vacant units, model homes, and common areas to the supervisor.
- Execute scheduled maintenance tasks assigned by the Maintenance Supervisor.
- Attend required training programs and adhere to company policies.
- Uphold company image through professional dress, customer service, and safety practices.
- Follow all safety procedures and protect company tools and equipment.
- Maintain reliable on‑site attendance and report any tardiness or attendance concerns.
- Read and interpret policy manuals, safety rules, and maintenance instructions.
- Perform basic calculations and prepare routine reports as needed.
