- Manage and complete work orders using CMMS technology.
- Perform preventive maintenance and minor repairs on HVAC, plumbing, mechanical, electrical, and building systems.
- Diagnose and troubleshoot basic plumbing and electrical issues; self-perform repairs as needed.
- Assist other trades in general building and grounds maintenance.
- Identify energy savings opportunities and optimize building system performance.
- Interact daily with teams in person, via phone, and email to accomplish operational objectives.
- Maintain the property’s interior and exterior, including repairs to walls, flooring, roofing, lighting, and fixtures.

- Self-starter with strong interpersonal skills and a positive attitude.
- Hands-on technical skills must include proven ability to repair and maintain commercial HVAC components including pumps, motors, air handlers, automation and control systems, and associated electrical equipment while ensuring strict compliance with applicable codes and regulations.
- Professional experience must include a minimum of two years in building engineering with demonstrated technical competency across all aspects of facility operations, emphasizing strong background in at least one specialized craft such as packaged HVAC, plumbing, electrical equipment repair, or general building maintenance.
- Good command of English language structure, composition, and grammar.
- Communication excellence encompasses effective verbal and written communication skills with good command of English language structure, composition, and grammar, while experience in museum environments or historic facilities is considered advantageous for understanding specialized facility requirements.
- Technology proficiency requires experience with Computerized Maintenance Management Systems for effective work order management along with demonstrated competency in Microsoft Office Suite, web-based applications, and handheld devices including tablets, laptops, and cell phones.
- Technical expertise requires comprehensive knowledge of MEP/HVAC system design and application along with Universal EPA 608 Certification for proper refrigerant handling and environmental compliance in commercial building systems.
- Educational and licensing requirements encompass a high school diploma or GED equivalent along with maintaining a valid state driver's license for transportation to various work sites and service locations.
- Ability to manage diverse relationships with teammates, contractors, occupants, and clients.
- Universal EPA 608 Certification.
- Relationship management capabilities include the ability to effectively manage diverse professional relationships with teammates, contractors, building occupants, and clients while demonstrating self-starter qualities, strong interpersonal skills, and maintaining a consistently positive attitude.
- Knowledge of MEP/HVAC system design and application.
- Experience in Museum environments and/or historic facilities.
