The Technical Supervisor will lead a team of trade operatives, coordinating work schedules, supervising on‑site activities and ensuring compliance with health and safety standards. The role serves as a key liaison between residents, contractors, the planning team and management to maintain high‑quality maintenance and repair of Riverside’s housing stock.
- Manage and supervise a team of tradespeople including plumbers, carpenters, wet trades and other maintenance staff.
- Coordinate daily work schedules with the planning team to ensure timely completion of works.
- Monitor and control work undertaken within a geographic or property type contract area, including pre- and post-inspections.
- Mentor operatives and trainees to ensure health and safety guidelines are met.
- Monitor progress and completion of works by operatives and subcontractors per group policies and procedures.
- Manage operatives and subcontractors to ensure compliance with company standards of performance, customer service, and health & safety.
- Maximise contract performance against KPIs, minimise defaults and penalties, and ensure high customer service levels.
- Control costs of people hours, equipment, vehicles, stock and tools to minimise waste and avoidable expenditure.
- Obtain sign‑off for expenditure and identify cost‑effective service delivery options.
- Produce performance reports against contract/workstream requirements.
- Conduct pre‑, work‑in‑progress and post‑inspections to ensure first‑time quality.
- Conduct one‑to‑ones to identify and implement training and development needs.
- Manage workloads, operative performance and costs; take action on under‑performance.
- Provide technical guidance and support to tradespeople, planning and customer service teams.
- Foster good relationships with residents, addressing concerns or complaints promptly and professionally.
- Collaborate with management to develop maintenance strategies, budgets and schedules for the workstream.
- Ensure health and safety requirements are followed, conducting risk assessments as needed.
- Participate in out‑of‑hours rota for repairs and maintenance services regularly.

- Proven experience in supervising a direct labour force, coordinating repairs and maintenance in a social housing or property management environment.
- Trade qualification in a relevant field and experience in working within relevant workstream (e.g., trades - plumbing, carpentry; work stream – responsive repairs, damp & mould, voids, planned & complex repairs).
- Knowledge of building construction and maintenance.
- Experience working with contractors and managing performance against SLAs.
- Strong understanding of health and safety regulations.
- Excellent organizational and time‑management skills; ability to manage multiple projects simultaneously.
- Strong communication and interpersonal skills; ability to liaise effectively with internal teams, contractors, and tenants.
- Ability to work under pressure and meet deadlines while maintaining high quality and compliance.
- Ability to solve problems effectively and efficiently.
- Leadership and people management skills.
- Attention to detail and commitment to high quality work.
- Strong negotiation skills for managing contractors and resources.
- Full driving licence.
- Health and safety certification (e.g., NEBOSH, IOSH).
