The Community Leasing Specialist position is based in Collierville, Tennessee, and is responsible for coordinating marketing, leasing, and renewal strategies to meet occupancy, revenue, and resident‑retention goals. The role involves all leasing activities from prospect qualification to lease signing and move‑in, as well as ongoing resident satisfaction and lease‑renewal support.
- Conduct sales and leasing activities: greet/qualify prospects, give tours, process applications, perform credit and background checks, and prepare lease and move‑in packages.
- Inspect apartments before move‑in and coordinate maintenance to ensure units are ready.
- Monitor market and competitor conditions; develop and implement short‑ and long‑term marketing plans while following concession policies.
- Design and execute marketing initiatives, including resident referral, employer outreach, and online advertising on platforms such as Craigslist, Facebook, and email.
- Use property management software (OneSite, Yardi) to track availability, record traffic, manage resident and prospect data, and capture demographic information.
- Maintain show‑unit standards by daily inspecting marketing corridors, coordinating maintenance, merchandising, and preparing the leasing office for activity.
- Follow up with prospects and new residents via email, thank‑you notes, and calls to finalize leasing decisions.
- Support the lease renewal program by preparing renewal letters/packages, contacting residents before move‑out dates, and ensuring timely signing of documents.
- Respond promptly and courteously to resident and owner inquiries, resolve issues, and document requests to the appropriate personnel.

Incumbents must be able to stand, walk, sit, bend, stoop, climb ladders, reach, and carry objects, lifting up to 25 lb independently or 50 lb with assistance, and work in all weather conditions. The position requires flexibility, including on‑call duties during evenings, weekends, and holidays, and occasional travel to assist other properties or attend training.
- Hold required state/local licenses and a valid driver’s license to operate a golf cart on the property.
Benefits
The hourly wage range for this role is $20.00–$22.00, with additional compensation determined by business needs, experience, skills, and location.
