Performs repairs, emergency and preventive maintenance. Completes maintenance and repair records as directed.
Provides support to work performed by outside contractors. Contracted work includes landscaping, snow removal, remodeling, HVAC, plumbers, and cleaning.
Maintains the building lighting system, including element and ballast repairs or replacements as directed. Performs carpentry, furniture assembly and locksmith tasks as needed.
Responds quickly to emergency situations, summoning additional assistance as needed.
Reviews assigned work orders. Estimates time and materials needed to complete repair. Orders necessary materials and supplies to complete all tasks.
Monitors building system operations and performance. Utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling.
Work to be performed both inside the property and outside with exposure to weather, fumes, electrical current and machine noise.

The candidate must have a valid Massachusetts driver’s license.
Computer literate in Microsoft Office and Outlook; experience with electronic work order and preventative maintenance systems.
Occasional sitting squatting, crawling, kneeling.
High School Diploma or equivalent.
Ability to operate assigned equipment and machinery. May be required to lift heavy objects up to 50 pounds and occasionally weighing up to 75 pounds.
Excellent verbal and written communication and customer service skills.
Frequent walking, standing, bending, climbing, repetitive use of hands, power hand grasping, and reaching above and below shoulder level.
Experience in building maintenance and trade skills, including HVAC, electrical, plumbing, EMS and other building mechanical systems.
