This position ensures that the physical aspects of a garden‑style community are maintained and that standards for grounds, amenities, and curb appeal are consistently met. The role supports service team members and reports to the Service Supervisor or Community Manager. The stabilized property comprises 228 units and follows a Monday‑through‑Friday schedule.
The employee’s duties include daily inspections to keep common areas tidy, removal of trash from vacant units, handling minor service requests, and assisting with the turn process. Responsibilities also cover lock changes, pool gate safety checks, distribution of resident notices, hazard reporting, and delivering respectful customer service. Compliance with safety and risk‑management policies, including participation in safety meetings and OSHA training, is required.
Incumbents must possess a valid driver’s license to operate a golf cart on the property and be able to stand, walk, bend, climb ladders, and lift up to 25 lb independently (50 lb with assistance). The role may involve occasional travel to other properties, training sessions, or business meetings, and a flexible schedule that can include evening, weekend, and holiday on‑call duties.
The hourly wage ranges from $16.00 to $18.00, with additional compensation possible through quarterly or annual bonus programs for corporate roles, or weekly, monthly, and quarterly bonuses for onsite positions.
