The Lease‑Up Leasing Agent coordinates marketing, leasing, and renewal activities for a 139‑unit community, aiming to meet occupancy, revenue, and resident‑retention targets. The role involves guiding prospects through tours and applications, ensuring smooth move‑ins, and managing lease renewals to maintain high resident satisfaction.
- Perform all sales and leasing activities to achieve revenue and occupancy goals, including greeting prospects, conducting tours, processing applications, credit checks, lease preparation, and coordinating move‑ins.
- Inspect apartments before resident move‑in, ensure they are ready, and schedule any necessary maintenance.
- Monitor market and competitor conditions, develop short‑ and long‑term marketing plans, and apply community concessions and specials to boost occupancy.
- Design and execute marketing initiatives such as resident referral programs, employer outreach, and internet marketing (Craigslist, Facebook, email, etc.).
- Utilize property management software (OneSite, Yardi, etc.) to track unit availability, traffic, leasing activities, and resident/prospect data.
- Maintain show‑unit quality by daily inspections, coordinating maintenance, merchandising, and preparing the leasing office for daily activities.
- Follow up with prospects and new residents via email, thank‑you notes, calls, or other contacts to confirm leasing decisions.
- Support the lease renewal program by preparing renewal packages, contacting residents before move‑out dates, and ensuring timely signed documents.
- Respond promptly and courteously to resident and client/owner inquiries, taking action or forwarding requests to the appropriate parties.
- Meet physical demands such as standing, walking, lifting up to 25 lb (50 lb with assistance), and working in all weather conditions while adhering to a flexible schedule.

Candidates must hold any state or local licenses required for the role and possess a valid driver’s license to operate a golf cart on the property.
