The Maintenance Supervisor oversees all maintenance operations, including service requests, preventative maintenance, personnel management, safety compliance, and customer service, working closely with the Community Manager to ensure property upkeep.
- Attend the site daily and coordinate resident/management work orders.
- Perform repairs and replacements in common areas and units; inspect grounds and buildings for hazards.
- Manage maintenance supplies inventory within budget and uphold a preventative maintenance program.
- Maintain an organized, stocked shop compliant with OSHA and safety standards.
- Keep accurate records of service requests, EPA/OSHA compliance, preventative maintenance, and unit make‑ready status.
- Participate in unit inspections, on‑call emergency response, and oversee vendor work quality.
- Supervise, train, schedule, and evaluate maintenance staff under the Community Manager’s direction.
- Monitor daily staff progress, provide coaching, and ensure adherence to Asset training benchmarks.
- Promote teamwork and high‑quality performance through effective leadership.
- Deliver excellent customer service, track service request turnaround, and enforce community policies.
- Represent the community positively to achieve property objectives and public recognition.
- Maintain reliable transportation for on‑call emergencies.

- Require a High School diploma or equivalent, EPA & CPO certification (HVAC preferred), basic computer skills, and knowledge of Fair Housing and OSHA regulations.
