The Field Technician Turn role is responsible for expediting tenant turn processes and maintaining property quality across a portfolio of single‑family homes. The technician will coordinate move‑outs, conduct inspections, oversee contractor work, and provide hands‑on troubleshooting for various home systems.
- Conduct tenant turns, move‑out inspections, and supervise contractor work to maintain inventory standards.
- Coordinate move‑out processes, including key exchanges, property condition assessments, and complete required reports.
- Inspect contractor work for compliance with specifications and company standards.
- Attend eviction property set‑outs and hearings as needed.
- Perform self‑service tasks using appropriate tools and ladders while following established procedures.
- Troubleshoot plumbing, garage door, irrigation, and electrical issues.

- High School diploma/GED preferred; minimum 2 years residential/property maintenance experience (or 5 years in lieu of education).
- Proficiency with hand and power tools; experience using an iPad, HVAC, Resco, and CRM systems.
- Valid driver’s license; EPA Universal or HVAC Type II certification preferred.
- Knowledge of OSHA safety practices and ability to lift/manipulate up to 300 lb (including 75 lb lifts to waist/shoulder height and 20 lb overhead).
- Strong verbal and written communication, time‑management, problem‑solving, and attention to detail.
- Proficiency in Microsoft Office (Word, Excel, Outlook) and English.
