Description

The director provides direction and oversight to management teams and third‑party operators, working closely with Gilbane’s Asset Management and Marketing departments. They prepare annual budgets, capital plans, and financial projections, monitor monthly performance, and ensure compliance with investor governance and loan covenants. Additional duties include conducting site inspections, managing large‑scale capital projects, directing asset transition strategies, supporting P3 award pursuits, and collaborating with development, design, and delivery teams to create business plans and execution strategies.

• Conduct periodic site inspections, document findings, and communicate results.
• Oversee large‑scale capital projects and renovations.
• Lead annual strategy for new asset transitions, move‑in/out planning, and facility condition monitoring.
• Support pursuit of on‑campus P3 awards through underwriting, proposal drafting, and presentations.
• Collaborate with Development, Design, Delivery, and campus partners to create business plans, pro formas, operating budgets, and execution strategies.
• Implement process improvements to optimize workflow, maximize profitability, and minimize risk.
• Network with clients, vendors, and partners to build strong relationships.
• Develop and execute strategic operational plans to improve performance.
• Analyze performance and market data to drive improvements.
• Work effectively under pressure, meet deadlines, and provide exemplary customer service.

Requirements

Candidates must hold a Facilities Management or Maintenance Management certification (preferred) and possess at least three to five years of property/facility management experience with five years of supervisory experience. Required skills include strong verbal and written communication, strategic planning, performance data analysis, budgeting, capital planning, and comprehensive knowledge of HVAC/MEP systems, central plants, carpentry, plumbing, roofing, electrical, and landscaping. The role demands the ability to work under pressure, maintain a positive attitude, provide exceptional customer service, and travel up to 50% of the time.

• Possess 3‑5 years property/facility management experience and at least 5 years supervisory experience.
• Hold Facilities Management or Maintenance Management certification (preferred).
• Demonstrate strong verbal and written communication for presenting vision and strategy internally and externally.
• Experience in budgeting, capital planning, financial management, and team development.
• In‑depth knowledge of HVAC/MEP systems, central plants, carpentry, plumbing, roofing, electrical, and landscaping.
• Self‑starter able to work independently and travel up to 50%+.
• Pre‑employment substance‑abuse test required.
