Leveraging Ackerman technology and software to document, manage and report on maintenance related activities and budget.
Performing specialist level troubleshooting and repairs across the spectrum of maintenance trades (i.e. Plumbing, Electrical, Carpentry, Appliance Repair, HVAC & Painting).
Ensuring timely completion of all service requests.
Ensuring vacant market readiness.
Participating in hiring process.
Physical, supervisory and administrative activities related to interior and exterior building and grounds maintenance.
Ensuring unit make-ready schedule meets expectations.
Managing maintenance related supplies, inventory and budget.
Responding to periodic after hours "emergency" maintenance requests.
Directing routine meaningful meetings with team members.
Ensuring all community amenities are always market ready.
Negotiating rates and maintains positive relationships with local service providers and vendors.
Participating in planning and execution of capital improvement projects.
Taking responsibility for other work-related tasks as assigned by Community Manager.
Coordinating the execution of the property's preventive maintenance plan.

High school diploma or equivalent
Availability to work full-time: Monday - Friday, 8:00am - 5:00pm with emergency on-call rotation as designated by the Community Manager
Exceptional attention to detail
A valid driver's license with proof of insurance and reliable method of transportation
Experience with Microsoft Outlook and Office products
3 or more years of related experience that demonstrates a broad knowledge of general maintenance – Supervisory experience is required.
CPO and CAMT certifications preferred
