Key duties include creating a welcoming environment for residents and visitors, assisting in resident selection according to federal and state regulations, monitoring market conditions, and developing leasing marketing campaigns. The role also involves managing rent collection, security deposit administration, accounts payable, and assisting with the annual operating budget while mediating landlord‑tenant disputes when necessary.
The assistant is responsible for using maintenance software to track service requests, inspecting apartments, grounds, and community amenities, and ensuring all contractors and vendors receive compliance approval before work begins. They must also be prepared to act as the Community Manager if required.
The position is an experienced, full‑time Assistant Community Manager located in Kingston Gardens, Macon, GA. It offers a salary range of $16.00 to $18.00 hourly and may require work on days, nights, weekends, and on‑call shifts. The role falls under the Management category and involves local travel as needed.
Reporting to the Community Manager, the Assistant Community Manager supports property administration, financial record‑keeping, leasing, marketing, and resident relations. The incumbent is expected to maintain excellent attendance, strong communication skills, and professional business relationships.
Required knowledge and skills include the ability to perform all Leasing Consultant functions, flexible scheduling, travel capability, strong computer literacy, excellent customer service, and effective written and oral communication. A high school diploma or equivalent is required, with at least one year of property management experience preferred, especially in affordable housing, Tax Credit, HUD, or Rural Development programs. Physical demands include accessing all property areas and using a computer for a minimum of seven hours daily.
