Coordinate special projects as directed.
Repair and treat items such as bathroom and kitchen fixtures, doors, cabinets, walls, and building exteriors.
Complete or monitor vendor preventive maintenance task completion for building systems, equipment, and components.
Maintain Maintenance shop and inventory to company standards and work with a safety mindset, including wearing appropriate PPE.
Assist with implementation of the preventative maintenance program.
Assist Maintenance Supervisor with technical guidance to Maintenance Tech I and II, and with contractor/vendor management.
Occasionally ascends/descends a ladder to service lights and ceiling fans.
Prepare and perform repairs to vacant apartments to be ready for new resident move-ins and inspections.
Diagnose and perform repairs for appliances, carpentry, hardware accessories, masonry, painting, plaster, basic electrical, plumbing, and HVAC systems.
Respond to and complete all service requests and on-call emergencies in a timely and professional manner, as directed by the Community Manager or Service Manager.
Maintain grounds and common spaces through cleaning, trash management, snow removal, sweeping, and light landscaping.

Ability to read, write, understand, and communicate in English; bilingual skills a plus.
High School diploma or equivalent required.
Basic computer skills and ability to use handheld devices.
Knowledge of Federal Fair Housing Laws & Guidelines a plus.
Strong attention to detail, organizational, time-management, and problem-solving skills.
Minimum of 5 years of advanced hands-on repair experience in three or more building trades.
Great customer service and communication skills, including the ability to manage difficult situations professionally.
Valid Driver’s License and reliable transportation.
Ability to work independently and stay organized while handling multiple tasks.
Trade school or minimum of 5 years of progressive responsibility in property management or hospitality, with experience in diagnostics and troubleshooting.
Have a strong working knowledge of HVAC systems, including the ability to maintain, repair, and assist with system replacements.
REAC/HQS experience preferred.
