Description

The On-site Manager oversees daily operations of a multi‑family property, ensuring compliance with company policies and all relevant housing laws while meeting budgeted financial and operational goals.

Key leasing duties include serving as the primary contact for prospective and current residents, maintaining high occupancy, handling rent collection, responding to service requests, and coordinating resident communications and events.

Broader management responsibilities involve budgeting input, revenue optimization, lease enforcement, market analysis, property inspections, owner relations, and developing programs that enhance the resident experience.

• Act as point‑of‑contact for all resident inquiries, tours, and leasing processes.
• Maintain occupancy and rent levels according to the property plan.
• Resolve resident complaints and issues promptly to achieve satisfaction goals.
• Complete callbacks on service requests within 24 hours.
• Create and distribute resident newsletters, surveys, and lease violation notices.
• Organize resident events such as parties, welcome gatherings, and birthday recognitions.
• Ensure daily curb appeal, landscaping, and model unit readiness for tours.
• Monitor answering service messages and return calls as needed.
• Provide budgeting input by analyzing financial statements and market data.
• Set rent rates, collect payments, deposit funds, and review monthly financial reports.
• Oversee lease enforcement, including application approvals, inspections, and evictions.
• Analyze market trends and implement short‑ and long‑term leasing strategies.
• Conduct regular property inspections to maintain safety, cleanliness, and appearance standards.
• Manage owner relationships through updates, tours, and responsive communication.
• Develop new programs and amenities to enhance the resident lifecycle experience.

Requirements

Candidates must possess strong interpersonal, project management, and analytical skills, have at least two years of property management experience, be proficient with property management software such as Appfolio, and demonstrate effective oral and written communication.

The role requires physical stamina for regular sitting, standing, walking, and occasional climbing, as well as flexibility to work nights, weekends, and holidays on a part‑time, on‑site schedule.

• Demonstrate strong interpersonal and time‑management abilities under pressure.
• Possess at least two years of multi‑unit property management experience.
• Proficient with Appfolio or similar property management software and Microsoft Office.
• Experience supervising staff and handling general office, bookkeeping, and sales tasks.
• Detail‑oriented, able to maintain confidentiality, and comfortable with frequent interruptions.
