The Leasing Associate is tasked with leasing, marketing, and maintaining positive resident relations. The role includes signing leases and acting as the landlord on behalf of property owners.
- Respond to phone and online inquiries, scheduling virtual, self‑guided, and in‑person tours.
- Greet and qualify prospects using Lead Management Software, assist with applications and deposits while following Fair Housing rules.
- Process applications, conduct credit checks and rental‑history verification, and submit for Community Manager approval.
- Follow up with applicants on status and obtain required signatures for lease agreements.
- Show apartments, close sales, prepare units for move‑in, and provide community orientation.
- Maintain an active social‑media presence to boost property visibility and engagement.
- Address resident complaints, questions, and service requests promptly to ensure satisfaction and retention.
- Generate new leads, conduct tours, maintain showrooms, and perform all tasks necessary to close sales.
- Apply marketing strategies within budget, including competitive rates, referrals, promotions, and outreach.
- Promote a favorable community image to achieve property objectives and public recognition.
- Plan and host resident events, contests, and after‑hours functions to boost retention.
- Complete lease, move‑in, and check‑out paperwork accurately and on schedule.
- Attend weekly and daily goal‑setting meetings as required.
- Coordinate with the maintenance team to ensure timely resolution of resident service requests.
