As the Pre-Construction Manager, you’ll lead the early planning, design coordination, and budgeting efforts for upcoming developments. You’ll work closely with internal teams, consultants, and the Construction Manager to set each project up for long-term success.

  • Collaborate closely with leadership and the Construction Manager to bring visionary projects to life.
  • Lead consultant and design coordination meetings to ensure design efficiency and compliance with regulations.
  • Review and interpret architectural and engineering drawings to identify potential design or constructability issues early.
  • Assess and flag construction, financial, and environmental risks before project launch.
  • Take ownership of the critical early stages of project development.
  • Coordinate design development with consultants to align project goals, technical requirements, and cost parameters.
  • Build and manage preliminary budgets during early project stages, including hard and soft cost projections.
  • Contribute to tender preparation, procurement strategies, and trade engagement during pre-construction.
  • Collaborate with development, finance, and construction teams to ensure alignment on scope, budget, and schedule.
  • Support the Construction Manager by providing detailed pre-construction information, scope definitions, and value-engineering insights.

This is a critical position for a forward-thinking professional who excels at bridging design intent with construction realities. You’ll play a key role in the early stages of residential and mixed-use projects, ensuring that budgets, schedules, and constructability are aligned well before shovels hit the ground.

  • 5–10 years of experience in pre-construction, estimating, or project management within residential or mixed-use construction.
  • Solid grasp of local building codes, municipal processes, and permitting in BC.
  • Degree or diploma in Construction Management, Engineering, Architecture, or a related discipline.
  • Experience developing conceptual budgets and managing early project financials.
  • Strong understanding of construction drawings, building systems, and sequencing.
  • Proven ability to review and interpret design documents and identify issues proactively.
  • Exceptional communication, coordination, and analytical skills.
  • Proficiency with project management and estimating tools (e.g., Procore, MS Project, Bluebeam, or similar).
