Maintain project budgets, cost logs, and forecasts (Yardi)
Assist in managing capital improvement and renovation projects across the portfolio, including:
Support close-out procedures including punch lists and final documentation
Prepare meeting agendas and notes
Ensure timely communication across departments including property management and leasing
Conduct site visits and log construction progress
Coordinate directly with project teams, contractors, consultants, and building staff
Ensure project compliance with applicable NYC Local Laws, including LL11 (facade inspections), LL26 (sprinklers, egress signage), LL84/87/88/97/33/95 (energy benchmarking, audits, retro-commissioning, emissions reporting), LL126 (parking inspections), LL152 (gas piping), LL191 (carbon monoxide detectors), LL31 (lead paint testing), and LL160 (permit restriction due to violations)
Perform plan reviews and quantity takeoffs (Excel, Bluebeam)
Take initiative and support full-cycle project execution with moderate oversight
Support invoice processing and contractor billing (AIA documentation)
Track RFIs, submittals, and change orders
Draft scopes of work and bid packages
Assist in project scheduling (MS Project)
