Key responsibilities include creating a welcoming environment for residents and visitors, assisting with resident services programming, and managing maintenance requests using the software system. The consultant will attract, screen, and select prospective residents in compliance with federal and state regulations, prepare market surveys, handle lease renewals, collect rent, and coordinate move‑in/move‑out processes. Additional duties involve answering calls, responding to inquiries within 24 hours, sending thank‑you cards, and performing occasional housekeeping tasks.
- Create a positive, welcoming environment for residents, visitors, and staff
- Develop and implement resident services programs
- Enter and track maintenance service requests in the software system
- Attract, screen, and select prospective residents according to federal and state regulations
- Prepare market surveys, traffic reports, and lease renewal documentation
- Assemble lease packages and process lease agreements
- Collect late rent and other payments due to the property
- Manage move‑in and move‑out procedures
- Answer phone calls and greet prospective residents courteously
- Respond to guest inquiries via phone or email within 24 hours and send thank‑you cards
- Assist with housekeeping duties as needed
- Provide coverage for the Community Manager during emergencies and vacant‑apartment inspections

The role requires a high school diploma or equivalent, one year of property‑management experience (preferably in affordable housing, Tax Credit, HUD, or Rural Development), and proficiency with OneSite. Candidates must be flexible to work evenings and weekends, possess excellent customer‑service and communication skills, hold a valid state ID or driver’s license, and be able to work on a computer for at least seven hours daily. Physical ability to access all areas of the property and conduct inspections is also required.
