Superintendent (live-in)

Description

Reporting to an experienced property manager, the superintendent will uphold Akelius’ living standards by ensuring a safe and adequate environment for tenants and staff. The role focuses on detailed property care, strong customer service, and collaboration with third-party service providers.

The position includes regular inspections, handling work orders promptly, managing supplies and equipment, and responding to after-hours emergencies with support from the internal service center. Additional responsibilities cover routine repairs, fire‑safety testing, equipment maintenance, and groundskeeping.

• Build and maintain positive relationships with residents, contractors, and city officials.
• Prepare and distribute notices, and conduct regular property inspections.
• Identify, address, and repair deficiencies in common areas and grounds.
• Manage care, maintenance, and inventory of supplies and equipment.
• Inspect vacant units weekly to ensure they remain show‑ready.
• Complete resident work orders promptly and coordinate with third‑party service providers.
• Enforce security procedures for property keys and access.
• Respond to after‑hours emergencies with support from the internal service team.
• Schedule and perform apartment repairs (drywall, plumbing, appliances, carpentry) in a timely manner.
• Test and keep accurate records of fire‑safety equipment and generators.
• Maintain building equipment such as snow blowers, bin pushers, and commercial vacuums.
• Perform cleaning routines, basic landscaping, and snow removal while keeping waste areas tidy.
• Apply Akelius’ customer‑service principles to all interactions.
• Bring basic tools (drill, screwdriver set) for regular maintenance tasks.

Requirements

Candidates must have at least three years of combined experience in cleaning, building maintenance, and customer service, be comfortable using hand and power tools, hold a valid driver’s licence, and be able to use technology for inspections and work orders.

• Demonstrate three‑plus years of experience in cleaning, building/mechanical maintenance, and customer service.
• Use hand and power tools proficiently and adopt technology for inspections and communication.
• Hold a valid driver’s licence, clean driving record, and pass background checks.
• Exhibit strong problem‑solving, calmness under pressure, and effective time‑management skills.
