Description

The role is responsible for marketing and leasing an assigned property while providing resident services. The employee develops and implements policies and procedures to manage the property under the direction of the Property Manager and Regional Property Manager.

• Coordinate leasing events such as open houses, realtor tours, and resident promotional activities.
• Assist with development and implementation of resident services programming.
• Maintain knowledge of corporate in/out migration, property competition, and market conditions affecting leasing and operations.
• Manage property answering service, ensuring excellent customer service, up-to-date calling sequences, and accurate contact information.
• Notify residents of issues affecting their tenancy.
• File court documents for eviction and attend scheduled court hearings as the landlord’s representative.
• Oversee security deposit administration, including unit inspections, preparing disposition letters, and processing returns.
• Assist Property Manager with building security measures, incident documentation, and notifications to management, owners, and insurance carriers.
• Process property expenditures for Property Manager’s approval.
• Keep a journal of administrative, facility-related, and market-driven property issues and concerns.
• Lead tours of the property, show vacant units, and market property amenities.
• Track and follow up on referrals, walk‑ins, and phone inquiries.
• Develop and maintain a reference book detailing the property’s features, amenities, vacancies, rental rates, and current leasing promotions.
• Prepare leasing checklists and packages including required forms, deposits, schedules, and information.
• Review and screen all applications for Property Manager’s approval.
• Maintain the property’s filing system for tenant, applicant, accounting, vendor, and contract files.
• Manage deposit and rental collections.
• Monitor landlord‑tenant relations and mediate disputes when necessary.
• Respond to resident concerns and complaints, counsel residents, and provide referrals to appropriate agencies.
• Utilize maintenance software to enter and track work orders.
• Inspect apartments for move‑in/out condition and turnover status.
• Assist Property Manager with conducting and documenting annual unit inspections and resident recertification.
• Assist Property Manager with reassessing the property and completing competitive marketing analysis.
• Remain current and compliant with policies and laws affecting marketing and leasing, including leasing agreement, landlord‑tenant code, Fair Housing laws, and other applicable regulations.
• Order office supplies.
• Maintain regular daily office hours, ensuring adequate coverage on weekends and holidays.

Requirements

• Maintain familiarity with accounts payable and accounts receivable procedures and requirements.
• Adhere strictly to invoice approval policy; no authority to purchase goods or services.
• High school diploma or equivalent required; bachelor’s degree preferred.
• Minimum two years experience in multi‑family property management.
• Experience with Low Income Housing Tax Credit Program and/or Hope 6 preferred.
• Knowledge of HUD programs, including HOPE 6 and project‑based Section 8.
• Proficiency in Yardi (preferred) and Microsoft Windows, Excel, Outlook.
• Excellent customer service skills.
• Valid driver’s license, insured vehicle, and ability to travel between properties.

Benefits

Compensation is $25‑$28 per hour, dependent on experience. The position requires a high school diploma, with a bachelor’s degree preferred, and at least two years of multi‑family property management experience.

The work schedule includes periodic flexible hours, weekend and holiday coverage, and travel between properties by plane or automobile. The role may require climbing stairs, using elevators, bending, squatting, and reaching overhead, and must be performed in transitional neighborhood locations.
