The technician is responsible for fostering positive interactions with residents and the public, maintaining confidentiality, and promoting a customer‑centered service culture. They also ensure the community’s curb appeal by keeping the property attractive and well‑maintained.
Daily duties include cleaning, sanitizing, waste disposal, and turnover tasks such as trash removal, painting, and carpet cleaning. The technician must use company software, document inspections, identify maintenance hazards, and be on‑call for after‑hour emergencies while adhering to safety protocols and uniform standards.
- Maintain positive resident and public interactions to improve community image and retention.
- Perform general and emergency maintenance on apartments and common areas, including after‑hour snow removal.
- Deliver proactive hospitality to prospects, residents, families and fellow staff.
- Preserve confidentiality of resident and prospect information.
- Ensure daily property cleaning, sanitizing, waste disposal, dusting, sweeping and mopping.
- Conduct apartment turnover tasks: trash removal, cleaning, painting, carpet shampooing and repairs.
- Utilize company databases and software for service tracking.
- Identify and address maintenance issues, liability risks and workplace hazards.
- Document visual inspections of roofs, gutters, walkways, parking lots and units regularly.
- Remain on‑call for emergencies during evenings, weekends and holidays.
- Wear designated uniform and required personal protective equipment.
- Assist with third‑party inspections and complete OSHA 10 training.

Candidates must be at least 18, hold a high school diploma or GED, possess a valid driver’s license and insurance, and have basic plumbing and electrical knowledge. Strong problem‑solving, time‑management and analytical skills are required, as is the ability to lift 50 lb, climb ladders and work in varied weather conditions.
