The Assistant Community Manager reports to the Community Manager and oversees daily operations, financial functions, delinquency collection, personnel, leasing, maintenance, administration, and risk management, ensuring compliance with company policies, safety, and fair‑housing guidelines.
- Post payments and income from applicants, residents, and non‑current residents accurately and timely.
- Process and reconcile daily accounts receivable; perform end‑of‑month closing and reporting.
- Monitor bad debt, issue late notices, contact residents/guarantors, and prepare eviction filings.
- Record resident charges, utility bill‑backs, move‑out charges, statements, and security‑deposit refunds.
- Maintain organized resident files and conduct regular audits.
- Attend the property daily; screen, hire, train, coach, and develop onsite staff following company standards.
- Provide ongoing staff training, counseling, and performance guidance to ensure policy compliance.
- Lead staff to deliver harmonious, high‑quality job performance and uphold company procedures.
- Oversee leasing activities, ensure lease documentation is complete, and keep reporting systems current.
- Implement marketing strategies per the annual plan and manage resident complaints to achieve satisfaction.
- Develop and execute resident‑retention programs such as events, promotions, and newsletters.
- Show, lease, and move‑in prospective residents efficiently.
- Deliver excellent customer service; monitor maintenance request response times.
- Conduct regular property inspections, ensure timely repairs, and maintain property appearance.
- Supervise overall business functions related to operations and manage resources economically, including obtaining vendor bids.
- Utilize onsite software and basic computer skills for all operational tasks.
- Perform physical duties including standing, walking, lifting up to 25 lb, using ladders, and operating equipment as needed.
