Description

• Develop approval plans and integrate them into project planning
• Caregiver travel for primary caregivers to bring a caregiver and children under a year old, on work travel
• Coordinate with liaison architects for municipal and statutory approvals
• Regularly update management and JV partners on approvals and timelines
• Shortlist liaison architects based on past performance and project requirements
• Ensuring Timely Approvals and Certificates
• Organize and coordinate site visits of government officials
• Budgeting and Planning for Approvals and Certificates
• Draft agreements and ensure timely certification of bills and payments
• Prepare budgets for obtaining necessary approvals before project commencement
• Monitor adherence to approval budgets and timelines
• Support the design team with regulatory inputs for schematic layouts and final building plans
• Liaison with Regulatory Bodies
• Review and approve plans for submission
• Maintain documentation required for approvals
• Maintain project history related to approvals and liaison activities
• Coordination and Relationship Management with Liaison Architect
• Conduct feasibility studies for optimum FSI exploitation and statutory approvals
• Keep management informed about new building norms and regulatory developments
• Certify payments to regulatory authorities and agencies
• Provide inputs to costing and budgeting teams for approvals-related expenses
• Negotiate terms, timelines, and payments with liaison architects
• Coordinate with Business Development to support decision-making with regulatory inputs
• Manage applications for environmental and other clearances, attend technical reviews, hearings, and secure final approvals
• Maintain relationships with regulatory bodies for updates on new norms and requirements

Requirements

• Apply for and obtain commencement certificates at various project stages
• Strong understanding of statutory norms and approval processes.
• 18+ years of relevant liaison experience in the real estate sector.
• Excellent communication, negotiation, and stakeholder management skills.
