The Leasing Specialist assists the Leasing Manager with the property marketing and leasing program, handling sales and marketing projects and ensuring branding, leasing, and marketing policies are followed. Reporting to the Leasing Manager and collaborating with the Regional Leasing Specialist and VP of Marketing and Leasing, the role helps set leasing goals and develop strategic plans to achieve budgeted occupancy.
- Support national branding and marketing initiatives according to the annual plan.
- Create and distribute accurate leasing collateral and flyers.
- Assist in planning and executing marketing events, social media contests, and property tours.
- Implement monthly marketing calendars and initiatives.
- Maintain product, fair‑housing, and industry knowledge to meet leasing targets.
- Greet prospects and residents by phone or in person with professionalism.
- Develop print and online advertising strategies.
- Follow up daily on guest leads.
- Conduct outreach, distribute flyers and promotional materials.
- Lead the move‑in process: tour units, set up models, promote property, and close leases.
- Process applications, verify information, and complete lease paperwork promptly.
- Assist with lease renewal campaigns.
- Perform market surveys, competitor analysis, and compile marketing reports.
- Ensure all transactions comply with Michaels policies and procedures.
- Create innovative and effective marketing presentations.
- Pay close attention to detail in applications, verifications, and compliance.
- Apply strong analytical, financial, and decision‑making skills.

- Demonstrate excellent communication and organizational abilities.
- Exhibit high energy, motivation, and a sales‑focused mindset.
- Have at least two years of marketing/leasing and customer service experience.
- Hold a high school diploma; college marketing coursework is preferred.
- Show leadership and ability to delegate multiple tasks quickly.
- Proficient with email, internet, word processing, and spreadsheet programs.
- Experience with Entrata Property Solutions is a plus.
Benefits
The majority of work is performed in an office, though duties may require exposure to adverse weather when marketing the property, meeting vendors, or giving tours. Blackout periods for vacation may be enforced during high‑volume turnover months (approximately July 15 – September 15) and minimal travel outside the local market is expected.
The position offers a targeted hourly rate of $25.00, with pay determined by location, experience, and education.
