The Community Manager is responsible for day‑to‑day operations of an assigned property, directing team members, daily activities, and resources to meet budgeted financial and operational goals while ensuring compliance with company policies and applicable housing laws.
Key duties include developing and managing the property budget, setting rent rates, collecting rents and fees, preparing monthly financial reports, approving vendor invoices, controlling expenses, and maintaining the petty‑cash fund. The manager also enforces lease terms, processes applications, conducts inspections, handles evictions, and collects permissible fees.
Additional responsibilities involve analyzing market and economic trends to shape leasing strategies, promoting resident satisfaction by addressing complaints promptly, overseeing the maintenance team’s response to service requests, and conducting regular property inspections to uphold safety, cleanliness, and appearance standards.
The manager supervises staff by hiring, orienting, training, and evaluating performance, and assists in managing the client/owner relationship through meetings, property tours, performance updates, and responding to owner requests.
Physical demands require the ability to stand, walk, bend, climb ladders, lift up to 25 lb independently (or 50 lb with assistance), and work in all weather conditions. The role also demands a flexible schedule that includes on‑call availability during evenings, weekends, and holidays, with occasional travel for training or property assistance.
Compensation ranges from $58,000 to $85,000, with eligibility for quarterly or annual bonus programs based on individual and company performance. Pay levels consider business needs, experience, skills, and geographic location.
