Responsible for marketing and leasing assigned property, as well as providing resident services. Develops and implements policies and procedures to effectively manage property under the direction of the Property Manager and Regional Property Manager.
- Coordinate leasing events such as open houses, realtor tours, and resident promotional activities.
- Develop and implement resident services programming.
- Monitor market conditions, competition, and migration trends affecting leasing and operations.
- Manage the property answering service, ensuring excellent customer service and accurate contact information.
- Notify residents of tenancy issues and respond to concerns and complaints.
- File eviction court documents and represent the landlord at hearings.
- Administer security deposits, inspect units, prepare disposition letters, and process returns.
- Support building security measures, document incidents, and communicate with management, owners, and insurers.
- Process property expenditures for manager approval and adhere to invoice approval policies.
- Maintain journals of administrative, facility, and market‑driven issues.
- Lead property tours, show vacant units, and market amenities.
- Track and follow up on referrals, walk‑ins, and phone inquiries.
- Create and maintain a reference book detailing property features, vacancies, rates, and promotions.
- Prepare leasing checklists and packages with required forms, deposits, and schedules.
- Review and screen applications for manager approval.
- Organize and maintain filing systems for tenants, applicants, accounting, vendors, and contracts.
- Collect deposits and rent payments.
- Mediate landlord‑tenant disputes as needed.
- Counsel residents and provide referrals to appropriate agencies.
- Enter and track work orders using maintenance software.
- Inspect apartments for move‑in/out condition and turnover status.
- Assist with annual unit inspections and resident recertifications.
- Conduct competitive marketing analysis and reassess property positioning.
- Stay current with leasing policies, landlord‑tenant law, Fair Housing, and company agreements.
- Order office supplies and maintain regular office hours, including weekend and holiday coverage.

Required education includes a high school diploma or equivalent, with a bachelor's degree preferred. Candidates need at least two years of multi‑family property management experience, knowledge of HUD programs such as HOPE 6 and Section 8, and proficiency in Yardi, Microsoft Excel and Outlook. A valid driver’s license, insured vehicle, and ability to travel between properties are required.
The role may require periodic flexible hours, travel by plane or automobile, and work at property locations in transitional neighborhoods. Physical ability to climb stairs, use elevators, bend, squat and reach overhead is needed.
