Mechanical Specialist

Description

• Following the return of these submissions from the consultant team, complete a secondary review to ensure no major changes in scope have occurred, return to subcontractor. Ensure that all resubmissions are received in a timely manner.
• Maintain monthly reports and logs for all gas and power meters.
• Plan, direct, and coordinate on-site mechanical activities to comply with specifications, requirements, and codes.
• Develop QA/QC program on mechanical scope.
• Review constructability of proposed mechanical systems for projects.
• Liaise with building authorities and regulatory agencies.
• Review all site services and mechanical quotations and discuss all cost issues with the site service and mechanical subcontractors. if there are any questions or concerns. Identify comments and concerns to the Project Manager.
• Assist all project staff in establishing the construction plan and temporary services layout.
• Lead mechanical closeout plan development and implementation.
• Witness of inspection testing and record progress. Coordinate consultant inspections as required.
• Review progress of mechanical trades.
• Review the site services and mechanical contractors’ monthly progress billing to ensure compliance with progress and equipment on site.
• Review of mechanical shop drawings and coordination with other scopes of work.
• Expedite correction of all identified deficient items and verify all items have been corrected prior to re-inspection.
• Coordinate all Site Services / Elevator / Mechanical Quality Control. Ensure trade work is being completed as per the plans and specifications.
• Maintain an inspection log – update as new inspections are received.
• Produce, monitor and track a complete submittal log for all site services, mechanical subcontract submissions including commissioning and closeout documentation and training.
• Perform a constant review of the As-Built drawings and specifications and at project completion, obtain and verify final As-Built drawings and specification submission for final payment release.
• Review the progress of record drawings being maintained by the subcontractors.
• Assist in the selection of mechanical equipment, if required.
• Perform regular site inspections to ensure general conformance and quality of the installations and to verify schedule progress.
• Lead the development of the detailed testing and commissioning schedule by coordinating with consultants, trades, and other subcontractors. Assist in coordinating with the overall project schedule.
• Perform detailed reviews of all construction drawings to identify potential conflicts between architectural/structural/electrical elements and mechanical installations.
• Conduct monthly site safety inspections.
• Attend weekly subcontractor coordination meetings.
• Assist the Bird Project Manager and Project Superintendent in the overall project schedule development specifically with respect to site services, mechanical, elevator and fire suppression systems.
• Assist the project team with temporary services procurement.
• Perform detailed reviews of mechanical budget submissions during the pre-construction phase.
• Stay current with all RFI’s, CO’s, addenda, and shop drawings.
• Work with the team to find solutions to conflicts in structural, architectural, mechanical and specifications and follow-up with consultants and sub-trades to completion.
• Review all mechanical submissions prior to distribution to ensure completeness and conformance to the contract documents.
• Review all site instructions and change requests identifying the site services, and mechanical documents to ensure there is adequate information to provide adequate pricing, constructability and schedule impacts.
• Schedule and monitoring of major mechanical deliverables.
• Ensure the wall and ceiling inspections are completed by mechanical subcontractors and signed off prior to drywall and/or acoustic ceilings being installed.
• Review all ‘RFI’s’ against the drawings prior to submission to the consultant. Identify all costs and/or schedule impacts to the Project Manager.
• Monitor the subcontractor progress against the project schedule and ensure appropriate manpower levels are maintained. Report findings to the Site Superintendent and Project Manager.
• Coordinate all facets of project close-out, including commissioning, operation and maintenance manuals, spare part inventory, deficiencies and warranty work.
• Perform verification checks between shop drawings and specifications on all major equipment upon delivery to site.
• Coordinate the installation and maintenance of site services: sewer, water, power, and gas.

• Red Seal Journeyperson Certification, undergraduate degree in Mechanical Engineering or diploma in construction management or related field is an asset
• Understand the complete Building Systems scope including bid documents, VE, Addenda, FF&E, etc. and be familiar with contracts to ensure trade compliance.
• 5+ years’ experience in mechanical construction
• Understand the Building Systems and work directly with the site services, elevator, mechanical and electrical project managers and superintendents to assist in coordinating their work.
