The Maintenance Level 1 role handles daily unit turnovers, executes work orders, and carries out monthly preventative maintenance as directed by the Property Manager, ensuring units are ready for rent and providing assistance with tenant emergencies.
- Perform plumbing, electrical, carpet, drywall, carpentry, glass, appliance, HVAC, grounds, concrete, and tile repairs.
- Complete work orders promptly to ensure customer satisfaction.
- Conduct monthly preventative maintenance on all units.
- Supervise and train maintenance assistants to improve turnover efficiency.
- Coordinate with the property manager and vendors to ensure timely service delivery.
- Verify unit readiness for rental and schedule exterior and interior maintenance.
- Respond to on‑call tenant emergencies.
- Maintain OSHA‑compliant shop and work areas.
- Apply proper lock‑out/tag‑out procedures and use appropriate tools.

The position requires continuous standing, walking, lifting up to 100 lb, and the ability to work in cramped, dusty, hot or cold conditions, with flexible scheduling for nights, weekends, and on‑call duties while adhering to safety, uniform, and hygiene policies.
- Hold certification in HVAC, plumbing, or electrical.
- Possess at least 5 years of experience as a maintenance engineer.
- Have a minimum of 2 years in a supervisory role.
- Be legally authorized to work in the United States.
