Maintenance Supervisor

Description

• Oversee make-ready preparations, move-ins, and move-outs
• Participate in daily, weekly, and monthly planning to stay ahead of property needs
• Ensure compliance with safety regulations (OSHA, EPA) and maintain proper logs
• Schedule and complete work orders promptly, responding to resident requests within 24 hours
• Inspect apartments, common areas, and grounds to maintain a clean, safe, and well-functioning community
• Manage maintenance inventory, supplies, and vendor relationships
• Provide on-call support as needed and help the team handle emergency situations
• Lead and train maintenance staff to ensure coverage and efficiency
• Lead a small, skilled team in a fast-paced environment

Requirements

• 2-3 years hands-on maintenance experience, including HVAC, plumbing, electrical, and general construction
• Hands-on role with plenty of variety and problem-solving
• Ability to work weekends, overtime, and climb ladders or lift heavy objects as needed
• Must have your own tools
• Prior supervisory or leadership experience preferred
• Strong organizational, communication, and customer service skills
• Associate degree or equivalent combination of education and experience
• Experience maintaining mechanical systems and performing repairs
• Basic computer skills for work order management and reporting
• HVAC certification required
