Oversee make-ready preparations, move-ins, and move-outs
Participate in daily, weekly, and monthly planning to stay ahead of property needs
Ensure compliance with safety regulations (OSHA, EPA) and maintain proper logs
Schedule and complete work orders promptly, responding to resident requests within 24 hours
Inspect apartments, common areas, and grounds to maintain a clean, safe, and well-functioning community
Manage maintenance inventory, supplies, and vendor relationships
Provide on-call support as needed and help the team handle emergency situations
Lead and train maintenance staff to ensure coverage and efficiency
Lead a small, skilled team in a fast-paced environment
Requirements

2-3 years hands-on maintenance experience, including HVAC, plumbing, electrical, and general construction
Hands-on role with plenty of variety and problem-solving
Ability to work weekends, overtime, and climb ladders or lift heavy objects as needed
Must have your own tools
Prior supervisory or leadership experience preferred
Strong organizational, communication, and customer service skills
Associate degree or equivalent combination of education and experience
Experience maintaining mechanical systems and performing repairs
Basic computer skills for work order management and reporting
HVAC certification required
