Tasks
-Oversee make-ready preparations, move-ins, and move-outs -Participate in daily, weekly, and monthly planning to stay ahead of property needs -Ensure compliance with safety regulations (OSHA, EPA) and maintain proper logs -Schedule and complete work orders promptly, responding to resident requests within 24 hours -Inspect apartments, common areas, and grounds to maintain a clean, safe, and well-functioning community -Manage maintenance inventory, supplies, and vendor relationships -Provide on-call support as needed and help the team handle emergency situations -Lead and train maintenance staff to ensure coverage and efficiency -Lead a small, skilled team in a fast-paced environment

What You Bring
-2-3 years hands-on maintenance experience, including HVAC, plumbing, electrical, and general construction -Hands-on role with plenty of variety and problem-solving -Ability to work weekends, overtime, and climb ladders or lift heavy objects as needed -Must have your own tools -Prior supervisory or leadership experience preferred -Strong organizational, communication, and customer service skills -Associate degree or equivalent combination of education and experience -Experience maintaining mechanical systems and performing repairs -Basic computer skills for work order management and reporting -HVAC certification required
