WinnCompanies is looking for a Maintenance Supervisor to join our team at The Oaks at Silver Ridge, a 100‑unit community located in High Point, NC. In this role you will oversee the maintenance operations of the property, supervise the maintenance staff, and perform maintenance functions. Your outstanding service will ensure the physical condition of the property meets ownership and management objectives.
- Lead and manage maintenance staff day‑to‑day, acting as working supervisor when not supervising.
- Assist in hiring, developing, training, and holding staff accountable to operating standards.
- Conduct and participate in weekly staff meetings.
- Prepare work schedules for maintenance staff and vendors to complete service requests, maintain preventive maintenance, and uphold curb appeal.
- Complete monthly building and unit inspections to ensure operating standards.
- Review third‑party property inspections to resolve maintenance repairs.
- Solicit bids from contractors with approval from Property Manager and Regional Maintenance Manager.
- Participate in on‑call activity during off‑hours, emergencies, and hands‑on maintenance tasks.

- Maintain knowledge of all maintenance programs and capital improvement projects.
- High school diploma or GED equivalent.
- 3‑5 years of relevant work experience.
- 1‑3 years of supervisory experience.
- General knowledge of electrical, plumbing, appliance, and HVAC systems.
- CAMT certification.
- HVAC certification.
- Strong verbal and written communication skills.
- Availability for on‑call activity every other week for urgent needs.
- Experience with computer systems, particularly Microsoft Office.
- Excellent customer service skills.
- Ability to work with diverse people and personalities.
- Ability to multitask in a fast‑paced office environment.
- Valid driver’s license in good standing meeting company safety policy.
- Vocational or technical training (preferred).
- HVAC, asbestos, or lead‑based paint certifications (preferred).
Benefits
This opportunity offers a typical work schedule of Monday through Friday, 8:00 AM to 5:00 PM, with an on‑call rotational schedule. The pay rate for this position is $30 per hour.
