Operate and maintain plant and HVAC systems associated with the Siemens APOGEE/Desigo Building Automation System, including Building Graphics, Commanding points, Trending, Report scheduling, associated point logs and commands.
Provide testing and ensure that appropriate chemicals are added to the CUP water systems, including boilers, chilled water, cooling towers, and heating water systems.
Individual must act independently during off hours shift and collaborate and communicate with Site Maintenance and Operations personnel.
Must work a rotating shift to provide 24 hour/7days a week coverage, including weekends and holidays.
Operate and maintain high and low-pressure steam boilers, centrifugal chillers and air compressors.
Troubleshoot, operate and maintain the site mechanical and emergency electrical systems as required. Perform assigned repairs, emergency and preventive maintenance.
Maintain CUP system water chemistry in conjunction with appropriate vendors/consultants.
Perform PM’s associated with boilers, chillers and air handling equipment and maintaining critical parts inventory.
Work with outside vendor to establish the operating parameters for the systems.
Run reports, complete work orders, write PM’s for mechanical equipment and ensure that all equipment is updated in the system as it changes.
Maintain corrosion protection, reduce scaling in boilers and keep bacteria levels at a safe level in the cooling towers.

Monitor CUP and facility alarms. Have a working knowledge of a CMMS (Computerized Maintenance Management System).
Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding. Ability to write routine reports and correspondence. Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor. Ability to effectively present information to an internal department and/or large groups of employees. Requires basic knowledge of financial terms and principles. Ability to calculate simple figures such as percentages.
Normal local licensing requirement for Stationary Engineers performing specified work. 4+ years’ experience as a Stationary Engineer. Knowledge of engineering fundamentals necessary for effective and safe operation of complex electrical and mechanical building equipment and systems. Must be a team player committed to working in a quality environment. Ability to work second or third shift, holidays, and weekends as required.
High school diploma or general education degree (GED) and a minimum of four years of related experience and/or trade school training.
