Maintenance Technician

Description

• Prompt and courteous handling of all resident service requests
• Maintain excellent curb appeal by maintaining amenities, hallways, walkways, and all common areas on a daily basis
• Perform general carpentry repairs
• Assist Maintenance Supervisor with planning and conducting preventative maintenance programs
• Follow all OSHA (Occupational Safety and Health Act) standards and company safety policies. Assist in the development and maintenance of safe working conditions and take part of monthly Safety Training. Report any hazardous or risk liability situations to the Maintenance Supervisor and Property Manager
• Responsible for keeping neat, orderly and safe workshop and storage areas and maintaining an adequate inventory of parts and supplies
• Maintain, repair or replace air conditioning compressors
• Prepare vacant apartments for new residents according to schedule
• Maintain and repair appliances
• Responsible for knowledge of company and community policies and procedures
• Repair and maintain central air conditioning equipment including draining, cleaning and filling cooling towers, pumps, fans and controls
• Complete required training courses either online or in person meetings
• Responsible for maintaining the required property uniform and ensuring a professional appearance and demeanor at all times
• Responsible for the care and maintenance of all equipment and supplies owned by the community

Requirements

• Must be able to travel independently within the community and have a valid driver’s license and automobile insurance coverage at all times
• Willingness to pitch in and work in areas other than strictly repair maintenance, i.e., janitorial, grounds maintenance, painting etc.
• English required (bi-lingual a plus)
• HVAC certification
• High School diploma or general education degree (GED) is preferred
• Ability to assist the Maintenance Supervisor, Property Manager and Regional Manager in his/her duties as needed
• Formal training or experience in the following areas: carpentry, light plumbing work, light electrical work, painting, appliance repair, pool maintenance, refurbishing and cleaning of HVAC systems or an equivalent combination of experience and training
