Commercial & Estimation Manager

Description

The Commercial & Estimation Manager will lead the full estimating function for Alpago Group’s luxury villa and high-end residential projects. This role requires strong technical expertise, market knowledge, and the ability to produce accurate cost estimates, budgets, and pricing strategies while ensuring alignment with project requirements, design intent, and luxury standards.

• Collaborate with finance and project teams to ensure accurate budget tracking.
• Maintain up-to-date knowledge of market rates, materials, and construction methodologies.
• Create and update cost databases for luxury materials, finishes, and specialist items.
• Review and assess subcontractor/supplier quotations and negotiate competitive pricing.
• Ensure accuracy, quality, and consistency across all estimation submissions.
• Conduct risk assessments and prepare commercial clarifications.
• Analyze drawings, specifications, and tender documents to develop comprehensive BOQs and cost breakdowns.
• Present cost summaries and reports to senior management for decision-making.
• Work closely with design, engineering, procurement, and project management teams.
• Provide cost advice during design changes, material substitutions, and design development phases.
• Lead final pricing strategy for tenders, proposals, and internal budgeting.
• Develop tender packages and coordinate with procurement teams.
• Ensure all estimates align with high-end project standards and luxury material specifications.
• Manage junior estimators and provide guidance on estimating best practices.
• Conduct value engineering exercises to optimize cost without compromising quality or design intent.
• Prepare detailed cost estimates for luxury villa projects, including civil, architectural, MEP, interior, and fit-out works.

Requirements

• Proficient in estimation software, AutoCAD, MS Excel, and relevant tools.
• 7–12 years of experience in estimation, preferably with developers or high-end contractors.
• Bachelor’s degree in Civil Engineering, Quantity Surveying, Construction Management, or related field.
• Strong knowledge of construction materials, luxury finishes, and modern building systems.
• Excellent analytical skills, attention to detail, and commercial acumen.
• Mandatory experience in luxury villa, high-end residential, or ultra-premium fit-out projects.
