The role involves full-cycle management of large-scale renovations, capital improvements, tenant improvements, and maintenance projects, with responsibility for budget, schedule, and compliance.
- Oversee development of work scopes, bidding, contract negotiations, permitting, and close‑out documentation for capital and tenant improvements.
- Create and manage budgets, pricing, and schedules for planning and actual construction.
- Assist Leasing Department with pricing, negotiations, and tenant issues on pending lease deals.
- Inspect projects for compliance with building and safety codes and obtain required permits and licenses.
- Support negotiations with architects, consultants, clients, suppliers, and subcontractors.
- Explain plans and contract terms to workers and clients, representing the owner.
- Confer with tenants, contractors, and design professionals to resolve work procedures, complaints, and construction issues.
- Ensure client satisfaction by promptly following up on maintenance work orders and meeting regularly with property managers and tenants.
- Create, update, and analyze detailed budgets, including payment approvals, billing, invoices, and cash‑flow reports.
- Coordinate projects with property managers and building engineers.
- Review project status with property managers and tenants regarding schedule, pricing, quality control, and contractor responsiveness.
- Coordinate with space planners for drawing distribution and timing.
- Update weekly tracker with project status and schedule updates.

Candidates should have a bachelor’s degree in architecture, engineering, construction management or a related field, PMP/LEED certification preferred, and at least three years of experience in commercial construction management. Proficiency in MS Project, Excel, and strong knowledge of California building codes are required, along with excellent communication and multitasking abilities.
